Situated around 1.5Kms along a wide, very good track (perfectly passable all year round), Casa Las Palmeras sits on the low hills of Iznate, just 15 minutes inland from the beach, 5 minutes from the local village of Iznate with several shops, bars, restaurants, a school and sports facilities, and 15 minutes from the larger town of Velez-Malaga.  For Malaga city and the airport it is well situated, at around a 30 minute drive.

The Property
The plot size is 2749m2, on two levels.  The lower walled garden has a 10 x 4m pool with separate walk-in steps and ample terracing, plus barbecue area, side terrace with access to two large store rooms (around 5 x 3 and 4 x 3m, with laundry facilities) and a covered terrace to the front and side.  The covered terrace could have glass curtains installed, in order to use it as a winter living room or breakfast/dining area all year round.  The garden is very private, with a high wall separating the garden from the track to the Western side, and the Eastern side is dominated by the spectacular and uninterrupted and panoramic views of the valley, hills and mountain range of the Sierra de Tejeda.  From the terraces, the sea, to the south creates the perfect backdrop.

The upper level has a gated access area with parking for several cars and a large water deposit, and there is a second parking area outside the lower garden area, with access gate.

On the lower slopes of the plot, unused at present, is an area that could be accessed via steps or a path, and made into an extra garden area, overlooking the panoramic views.

From the top level, next to the front door, are steps leading up to a fabulous look-out terrace where the expansive sea views, directly South, are only outshone by the panoramic mountain views to the East.

The front door on the upper ground level (guest level, if used as a B&B), leads into a hallway (around 13m x 2m).  To the left, the wide hall/corridor leads to three double bedrooms, each with ensuite bathrooms.  These are all a good size (two are 5 x 3m plus bathroom 5 x 1.3, and the third is 4.5 x 3m plus bathroom 2.5 x 1.5m).  Each of these rooms has a window and a glass door leading out to the East facing corridor terrace which joins the larger main South facing terrace on this level.

To the right of the front door is the upstairs living area (around 6 x 4m excluding the open stairwell leading down) and there is a small kitchenette area here too which could be further developed.  This room has double glass doors out to the magnificent South facing terrace.

Marble stairs from the upper living room lead down to the lower level and directly into a large kitchen/dining room (4.5 x 4m) of the lower floor.  To the left, an inner hall area leads to bedroom 4 (4 x 3m plus 1.5 x 1.5m) and next door is a large bathroom (3 x 2m).  To the right of the kitchen/dining room is a wide opening into the living room, a comfortable room (6 x 4.5m plus 3 x 2m) with large double glass doors to two sides, both leading out to the garden terrace and to the large covered area.

The bedrooms all have ceiling fans and it would be very easy to add air conditioning units to these rooms.

This lovely house is ideal both as a family or retirement home, as well as as a holiday let, located within 15 minutes of the coast and within half an hour of Malaga.
