A beautiful, rustic style cortijo (145.6m2) on two floors set in a fabulous plot of land, very useable and not steep, with magnificent, breathtaking, south-facing mountain and country views.
Cortijo El Aguila Verde is named such because the soul of this delightful country house is, like an eagle, wild, free and natural! It is all about nature, peace and space.
The property is located just 6 minutes from the lovely village of Jayena (Granada province), within 40 minutes of Granada city, just over one hour from the coast. There are numerous natural parks around this lovely area, where one finds walking and cycling paths, forests, stunning landscapes, rivers, waterfalls and a myriad of flora and fauna to discover. It is therefore the ideal place for those who love the freedom of the outdoors and appreciate a less touristy, very natural location.
It would be ideal both as a holiday home, or as a permanent home, offering potential for a more self-sufficient lifestyle.
The cortijo is reached via a private driveway from the road, leading to a large parking area, and no dirt track. The house has a flat terrace to the front (potential to add a cover or an awning for protection from the sun in the summer) and the area just below the terrace drops down slighty, making it potentially the ideal place for an above ground pool placed on the ground at a lower level, with one side level with the terrace. From the terrace, the front door leads into a delightful living space. This room (8.2 x 3.3m) has beams and wood infill detail on the ceilings on the ground floor and rustic floor tiles throughout. It is divided into two parts: the living room area, with a modern, efficient pellet stove, and a kitchen/dining area. The windows, all recently replaced, are double glazed and hermetically sealing, with magnificent views from each.
To the rear, a short passage leads to two rooms, to left and right, consisting of a double bedroom (3.65 x 3.3m) and a large bathroom (3.5 x 3.3m). A staircase from the living room leads upstairs to a landing and from here to two bedrooms to the rear (north) side of the house (3.75 x 3.3m and 3.6 x 3.3m), plus a very large room to the front (south) side, which is 8.2 x 3.3m, like the living room/kitchen below it. The upstairs could be redistributed easily, depending on individual requirements. One idea would be to create a bathroom and store room in one of the rear bedrooms upstairs, (above the downstairs bathroom), or even divide this room into two bathrooms. The large room to the front could also be divided into two rooms easily, or left as a large upstairs living room/study.
Whilst there is still potential to adapt and improve this cortijo, the current owners have worked hard to offer a very good base on which to develop it, including the installation of the solar panel and electrics system and water tank, insulating the walls, installing quality new windows and floors throughout, as well as new electric cabling and plumbing. Included in the price is the replacement of the current composite WC and the installation and connection to a regulation septic tank.
Outside, the 24,245m2 of land is all very useable, with flat and only gently sloping areas, currently planted with mature olive trees that can bring in a useful extra income (around 3000 Euros per year, depending on the year). It is particularly special because it offers impressive, panoramic views of the beautiful countryside and the mountain ranges to the South, views one can never tire of contemplating. It would be ideal for keeping animals and growing a few vegetables and fruit trees. It would be easy to install a rain water collection tank, an easy and efficient way of collecting water for irrigation.
This very special property would work well as a holiday home for a family wishing to have somewhere natural and beautiful to escape to, and it would also work well as a holiday home to let to tourists – the area attracts walkers, cyclists, bird watchers and nature lovers who love to explore all it has to offer. Equally, it would be ideal for a family looking to relocate to perhaps work remotely, and/or seeking a more self-sufficient lifestyle.
