A very interesting cortijo dating from 1940, requiring renovation, set in glorious countryside, within 10 minutes of Riogordo village

This fascinating old cortijo is located in olive tree country within 10 minutes drive of Riogordo, with 500m of very good dirt track to the main road.  The house is 177m2 in total and needs considerable renovation, including a survey to verify if cracking in the walls is merely from past settlement.  At present it has 4 bedrooms and one functioning bathroom, but after renovation, this property could typically offer 3 large bedrooms, 2 with ensuite bathrooms and a third family bathroom.  As the land slopes gently uphill, it also means that the upper level can be accessed directly from outside, as well as the lower level.

From the track, a private drive leads across the land to the house, with a spacious car parking area to one side.  Walking down from the car park we reach the front of the house, with a covered terrace and plenty of flat land, ideal for creating gardens.

The front door leads into a living room (5 x 3m) with a large, original, open fireplace at one end.  At the other end, original double wooden doors lead into the first bedroom (4 x 3m).  This room could be converted into a dining room, or the partition wall between the living room and this room could be removed to open up the entire length of the front of the house.

A door from the living room leads into another room which could be a kitchen, a bedroom or an inner hallway (3 x 3m) with a door leading outside into the walled courtyard.  To the right of the hallway is access to the fully functioning bathroom (3 x 2m).  Also from the living room is a door leading into what was once the kitchen, also with a open fireplace (5 x 3m).

In the corner of the old kitchen are stairs leading to the upper floor.  At the top of the stairs are two very large rooms, to left and right (5 x 3m each) which could both easily be converted into bedrooms, each with their own bathroom.  One of the bedrooms leads directly out to the car park area.

The walled courtyard to the rear of the house, accessible from the inner hallway downstairs, could be made into a delightful, private inner garden, perhaps with cobbled floor and trickling fountains.  The area is around 135m2, of which around 40m2 has a roof to cover it – potentially this area could be more rooms, or a lovely covered outdoor living/dining/kitchen area, perhaps with glass curtains to enclose it in the winter.  Alternatively, a pool located under the covered area, perhaps with glass curtains to make it an indoor or outdoor pool, would also look stunning.

The land is all useable, and is planted with around 70 productive olive trees, currently looked after by a local farmer.  There is a water storage tank on the land for extra water, although the house has both mains (town) water and its own well water.

There is only one near neighbour, on the other side of the track, belonging to a family that come and go, but do not live permanently in the house.

A delightful house, that, with some renovation, could become a stunning home, and as such is a good investment.  The house is sold in its current condition, at a very reasonable price.
