A vast, fascinating, historic mill complex on the edge of Humilladero, 10 minutes from Antequera (urban land) with huge business potential.

On the beautiful, open plains just a few minutes to the North of the remarkable town of Antequera lies the small, peaceful village of Humilladero, surrounded by open fields and countryside. Here, on the outskirts of the village, is a beautiful old cortijo in excellent condition, located within its own huge courtyard patio, with several large outbuildings for renovation and a large flat garden plot to the rear.

This is one of the only remaining ‘caserías’ in the area (a large country house with many outbuildings, forming an agricultural or rural complex, perhaps a farm, sometimes an old inn). As such it is both beautiful and historic.

From the quiet street, a huge arched entrance through the wall leads into the courtyard, where one is immediately drawn to both the cortijo itself and the mill building opposite with its tall tower. The complex in fact consists of the main house or cortijo, a large store adjoining it, the old mill and its mill yard with the tower above, and a stable block to the rear.

Additionally, there is a ‘casita’ to renovate which can be purchased as an optional extra, price: 35,000 Euros (descibed below). Let’s take a look at each component of the complex:

The courtyard
This consists of a walled area of 1346m2 on completely level ground. There is a decorative well feature and plenty of space for car parking, gardens, even perhaps an outside eating area, should the conversion include a bar/restaurant. All buildings are accessible from the courtyard and the courtyard also has large garage doors to be accessed from the side street.

The cortijo (main house) and store
This consists of a two storey, rustic style house of around 330m2 in total, including the rear covered terrace, plus a large store room accessed from the courtyard of around 25m2, which could be renovated and incorporated into the house or used as a separate living unit if required.

Huge double doors lead into a hallway, with a high, wide arch leading to a rear hallway, both together measuring around 35m2. It is possible to look right through the hallways here to the land beyond through double doors to the rear. Traditional double doors to the left and right of the front hallway entice one in to discover the large family kitchen to the right and the huge living room to the left.

The kitchen is very much a traditional farmhouse kitchen (around 5.5 x 4m) with windows to the courtyard. To the rear a door leads into two store rooms and pantries, ideal accompanyments to any large, country kitchen and plenty of space to convert part of this area into an additional bathroom should it be required.

The double doors to the left lead into a spectacular living room with beams and high ceilings, windows over the courtyard, and a cosy fireplace at the far end with comfy sofas – a delightful place to entertain friends and family. To the right of the living room (inner wall) are doors to two bedrooms, each around 4 x 3m and each with a door to access a shared bathroom (2 x 3m). Both bedrooms and the bathroom have windows out to the private land behind the house.

The rear hallway has wide double doors leading outside to the rear covered terrace (around 16 x 3m) and the land/gardens beyond. Also accessed from the rear hallway is the staircase, with a glass wall, leading to a mid-level landing (6 x 3.5m), a delightful room that would work well as a quiet reading room or library. At the far end is a bedroom (4 x 3.5m) with a window over the garden. A short staircase leads to the top level, with a large bathroom straight ahead (3 x 2.5m) with a window over the courtyard. A short corridor leads into the upstairs living room with a fireplace (around 7 x 4.5m). This is another very beautiful room with beams and plenty of windows over the gardens. To the left of this room are two further bedrooms (both around 5 x 2.5m with built-in wardrobes) and there are another two bedrooms at the far end (both around 4 x 3.5m).

The house is bursting with character, with plenty of beautiful, rustic details, beams, original doors and tiles and a true sense of history and serenity. It has the advantage of having thick walls and a fully functioning oil-fired central heating system.

The plot/Gardens
Behind the courtyard and the house is a plot of more or less flat land covering 2733m2. This lovely space is mainly laid to lawn and has a number of mature trees. This is the perfect area to plant trees and create truly beautiful gardens, and perhaps a kitchen garden.

The Mill
Opposite the main house is the old mill. This consists of an original building, once used to mill flour, still with its original walls, floor and roofing. In total this building is around 11 x 3m, plus the covered millyard (in the photos, with the yellow cart) and the tower above. The tower is accessed via some steps and from its arched croft, one can view the village and the countryside stretching out into the distance.

Adjoining the millyard is a store room.

The Stables
At the far end of the courtyard is a large building once used as stables. We estimate it to be around 16m x 5m and it is currently in a semi-ruinous state. It would make an excellent accommodation block for anyone wishing to convert part of the complex into guest accommodation, or into a business such as a restaurant, studios, etc.

The Casita – optional extra
A door from the millyard leads into a walled, open patio of around 4 x 4m, which itself has its own door to a side street. To the left is a front door into the casita, which needs some basic renovation. The house consists currently of a small living room/kitchen with a fireplace, a bathroom and three bedrooms, all with windows over the street. In total it is around 50m2 plus the patio. This can be bought for 35,000 Euros.

The Casería complex would be ideal for anyone looking for a life-change, perhaps a couple wishing to have a beautiful home ready to move into but with plenty of options for creating a business, be it equestrian (there is land for horses in the rear gardens), a business relating to rural tourism, or for activity holidays, or even as a health treament or spa holiday experience.

The property is connected to mains electricity, water and mains drainage.
