A very successful Bed and Breakfast business in the countryside within 10/15 minutes of both Riogordo and Comares villages, ready to pass on as a fully equipped and up-and-running business.

This beautiful, rustic style cortijo (over 100 years old) was converted into a bed and breakfast in the countryside in 2010 and since then has built up an excellent reputation. It has good access, beautiful views, and is the perfect life-change opportunity with a guaranteed income.

The property consists of a plot of land of around 4,400m2 with a building in total of just over 300m2. There is a car parking area, next to the Olive and Almond Suites, and a lower area where the main house, Lemon and Orange Suites and the pool are located. The building is divided into five units:

Main house
From the sweeping, gated entrance, lined with drawf palms, we reach the communal outdoor area, with a lower pool terrace with plenty of sunbeds and an 8 x4m pool with Roman-style steps, all framed by the magnificent views. From here the main covered terrace (8 x 3m) acts both as the main house front terrace and the outdoor guest dining terrace, with a long table where guests can mingle and enjoy the cuisine.

From here, a side door conveniently leads into the kitchen (5 x 3m) which is perfectly equipped for catering, with everything one needs to keep up this establishment’s excellent reputation for food, should one wish to do so.

From the covered terrace there are also wooden double doors leading into the living room of the main house (6 x 4m), with a woodburner for Winter evenings. This is a light, bright and comfortable room, for one’s own personal space. From inside, there is an opening back into the kitchen, and a wide arch through original thick walls into the dining room (4 x 3m). This room also has a door leading out to the patio terrace used by the Olive Suite when occupied. At the other end of the living room, a door leads into a very useful store room (3 x 2m) and through to the fully equipped laundry room (also 3 x 2m) with a door leading to the patio terrace shared by the Lemon and Orange Suites.

A short corridor from the rear of the living room leads past a lockable door into the Lemon Suite bathroom (useful as a downstairs WC when no guests are using the Lemon Suite), and up the stairs to a spacious study and office (7 x 3.5m plus stairwell area), an ideal room for responding to bookings, taking calls and generally carrying out the administration of the business. This room also acts as an occasional second bedroom for the owners. Beyond is a door leading into the main house bedroom (5 x 4m) with a spacious ensuite bathroom (3 x 3m) and a walk-in dressing room (3 x 3m). Double wooden doors from the bedroom lead out onto a delightful open terrace (11 x 4m) making a perfect private space for the owners, with the best views!

Lemon and Orange Suites
Adjoining the main house on the ground level are the interconnecting Lemon and Orange Suites. These share a patio area (3.5 x 3m). Double doors from the patio lead into the Lemon room (3.5 x 3.5m) with a double bed and tea/coffee making facilities, plus a small ensuite bathroom (2 x 1.5m) which joins back to the main house. From the patio there are also double doors leading into the Orange room, (6 x 3.5m) which has a double bed and a sofabed, plus a large L-shaped ensuite bathroom (9m2). A connecting door can join these two rooms together, offering maximum flexibility to meet the requirements of different guest groups.

Almond Suite
Accessed from the car park and also from steps and a gate joining the upper area to the lower area, the Almond Suite has double doors leading into the bedroom (5 x 3m) with an ensuite bathroom (3 x 2m), plus double doors out to a private open terrace (7 x 4m).

Olive Suite
A side gate under the Almond Suite private terrace leads down a short passage to a large terrace used by the Olive Suite, with lovely views. From here is the door back into the main house dining room, as well as double wooden doors into bedroom 1 of the Olive Suite (3.5 x 3m) furnished with twin beds. A beautiful, wooden sliding door divides this room from the fully fitted and equipped kitchen (4 x 3m), bedroom 2 with a double bed (3.5 x 3m) and bathroom (3 x 2m).

The business
The current owners have a good client list with a high level of occupancy, catering both for smaller, individual groups and couples, and for larger groups who hire all four suites, including catering services much in the style of a managed villa or ski lodge. They also offer yoga retreats, using a local yoga expert. The new owners may choose to continue in the same style, or simply to provide accommodation and breakfast.

The furniture and equipment in all guest suites is included in the price and much of the exterior furniture. Furniture in the main house negotiable.
