This interesting village house, with easy access and close parking, within the delightful large village of Colmenar, is completely habitable, with good outside space and has potential for enhancement if required.

Located with easy access, in a quiet street, this traditional village house has the advantage not only of a fabulous terrace on the upstairs level (not on the roof), but also has a courtyard that could be made into a patio garden oasis.  It is also within easy walking distance of the centre of town with no steep hills.

From the street, the front door leads directly into a very spacious living room, (5 x 3.5m) with staircase leading upstairs and a passage leading to the kitchen, utility room and bathroom.  Off the living room is a door to a downstairs spare bedroom (4 x 3m), with a window overlooking the inner passage.  It could be possible to open this up to the living room, if required, or it could be coverted into a dining room.

The passage leads to a fully fitted kitchen (4 x 2m), plus door to a large larder/store (2 x 1m), with a door off the kitchen to a utility room (2 x 1.5m, some superficial details unfinished, such as wall tiling) with a washing machine and extra sink.  Both the kitchen and the utility room have windows over the courtyard below.

The corridor also leads to the bathroom (3.5 x 1.5m) with walk-in shower.

A door to the right of the passage leads onto a staircase, that takes us down to a very large store area (5 x 4m).  This area is very useful for storage, but also has the potential to become perhaps a lower living room/chill-out area, given that here, doors lead straight out into the walled courtyard.  This area (13 x 4m), with a mature grapevine and rose bushes to the sides, was originally designed for parking vehicles, as there are double doors at the far end, on the street below, allowing vehicles to be driven into the courtyard, and the ground slopes gently down to the bottom street access.  It would be perfectly possible to divide this area, leaving space for private parking for a couple of cars and perhaps a gate and some steps up to the rest of the courtyard, which could easily be made into a levelled patio garden.

Back in the living room, the staircase leads to the upper floor, with a landing and a door leading directly out to the terrace (5 x 4m) with beautiful views across the distant mountain range.

There are two large bedrooms upstairs, the first overlooking the rear terrace and views (4 x 3m) and the second, (5.5 x 4m) with two windows overlooking the street at the front of the house.   It might be possible, if one wished to incorporate the downstairs bedroom into the living room, to rearrrange the upstairs space to make 3 bedrooms, or maybe 2 bedrooms with an ensuite bathroom.

The entire house has a new roof.

A delightful house, in a fabulous village with plenty of facilities and very picturesque, within only 30 to 35 minutes of Malaga city.
