This is one of a number of extremely interesting properties that have come onto the market recently.  Consisting of 19,720m2 of useable land, with a beautiful river and a fascinating cave running along one side of the plot, this lovely country house only requires non-structural renovation, has a front patio with views of the village, and a rear courtyard with two outbuildings, and around 9000m2 of buildable land (up to 19 houses) – all within a short walk of the village.  The property also has irrigation water, and mains water.  A true treasure, one not often to be found!

Located just outside the village, one would never know, when on the finca, how close one was to ‘civilisation’, as it is completely surrounded by countryside with wonderful views of the hills and mountains around.  And all along one side of the plot is a delightful river, with the water rushing over the rocks and past a huge, impressive cave, visible from a side, walled garden, which we will call the ‘river’ garden.

The property also benefits from a large car parking area, plenty of garden area, and one of the most impressive swimming pools I have seen – 66m2 according to the catastro, 12 x 6m measured on site, with plenty of space around it, plus the original house.

Gates lead into a car park.  Ahead is the house and garden. To the right, the rest of the plot stretches out into the countryside, with the beautiful straight lines of the olive trees glistening in the sunshine, as far as one can see.  There are over 180 mature olive trees, currently being looked after by a local farmer,and there is more land available for planting.  At the far end of the olive grove, where now a neighbouring house stands, there used to be a water wheel, or NORIA, and the current owners still remember it, and remember bathing in the river as children in the long Summer holidays.

Ahead is a garden area, and the house, with its front covered porch with views towards the village, facing South East.  And to the left of the garden area, sweeping steps lead up to the pool area.

There is mains water and an excellent supply of irrigation water.

The house opens into a large living room with large fireplace at one end (6 x 3.75m).  A large bedroom leads off the living room to the right (4 x 3.75m), and to the left a door leads into the kitchen (4 x 2m) which is very basic at the moment, with the bathroom next door (2.5 x 2m).  From the living room, a short corridor straight ahead leads to two further very large bedrooms, to left and right (sizes 4 x 3.2m and 4.5 x 3.2m) and at the far end of the corridor a door leads out to the rear walled patio.  The patio is open, but there is a covered area to the right (around 20m2) and side door back out to the garden, plus a store room (20m2) to the left, and the entrance to the walled garden, or ‘river’ garden, where one can contemplate the river and the cave beyond.

DEVELOPMENT OF THE LAND FOR HOUSES
As around 9000m2 of this estate is considered to be ‘urbanisable’ (meaning that it appears in the local council plans as convertable into housing for up to 19 houses), this part of the estate could become an urbanisation project.  This involves three steps:
Step 1: prepare and present project for ‘parcelising’ the land. At this point, it is decided how many plots for houses will be created.  The ideal number would be 6 to 8, making each plot larger with more gardens, and hence a higher price can be asked for each plot with house.  But the rules state up to 19 can be built (including the current house).  The town hall will charge a fee for approval of Step 1.
Step 2: Once the parcelisation has been completed and the indifidual plots have been declared at the notary and registered on the property registry, it is time to present the Infrastructure Project, setting out where street(s) will go, lighting, mains drainage connection and water and electricity connections.  Once this is approved at the town hall, the licence fee is paid and the approval granted.
Step 3: At this point, plots can be sold as ‘off plan’ projects to buyers wishing to build a house, or planning permission can be sought for each plot by the developer, and sold as a complete turnkey property.  Or the developer can build the houses and let them.

This is a perfect, easy renovation project with a lot more potential, should the new owner wish to take up an interesting opportunity to become a mini property developer!  There are any number of possibilities with this property, ideal for everything from rural tourism, to building further houses, or even looking to live as self sufficiently as possible.  And all within a stroll from the village, with plenty of excellent facilities.
