4 bedrooms – 2 bathrooms – 195m2 house – separate casita to convert – 18,000m2 plot with 700 productive avocado and mango trees – 1 million litre deposit – well water plus irrigation water – 100m2 warehouse – walking distance to the town – space for a pool

This is a chance to start a new lifestyle, perhaps combining tropical fruit production with tourist accommodation – recoup your total investment in around 12 years

This productive avocado and mango farm is situated just outside the historic town of Velez-Malaga, around a 15 minute walk to the centre of town!  The area is VERY rural, and the access is via a short river track which carries a trickle of water in the rainy season, so a 4×4 is best, although it is completely flat.

The valley of Velez-Malaga is one of the biggest and most successful avocado and mango producing valleys of Europe, and its fruit is famous for its quality and taste.  The town is located only 5 minutes from the coast and 30 minutes East of Malaga city, in a perfect micro-climate.

The farm
Completely fenced, and all areas very accessible, the farm has a concrete track leading from the flatter area at the entrance, to the higher area where a 100m2 warehouse store is located for use during fruit harvesting time, and the 1 million litre water storage tank.

There are currently 550 mature, productive avocado trees and around 150 productive mango trees.  Production, depending on the year, is between 15 to 20,000 Kgs of avocados per annum and prices can fetch up to around 3 Euros per Kg.

Water is via either the borehole on the land (located in the little ‘casita’ by the car park), which pumps water up to the deposit, or from the irrigation supply coming from Lake Viñuela.  As the bore hole water is plentiful, being in the valley, this means that the farm does not rely on the lake water at all.  The fresh water from the well also supplies the house and is drinkable.

The House and Casita
The non-agricultural buildings consist of the main house, which is around 195m2, a ‘casita’ or garage of around 54m2,  and a small mini ‘casita’ housing the well and pump equipment.

The main house could easily be divided into two living units, simply by adding a lockable door between the two sections, meaning that one half could easily be let to tourists, for activity holidays, etc.  Each unit consists of a very large open plan living/dining/kitchen area, two double bedrooms, and one bathroom.  One of the units also has a ‘light patio’ utility room, open above, to allow light to the inner rooms in the house.  The main living room has an air conditioning unit and both living areas have wonderful, extra large log burning fireplaces.

Next to the main house is a very large tiled terrace area, ideal for a beautiful, stylish above ground pool (but it may be possible to install an in-ground ‘open reservoir’ on site given that it is productive, irrigated land), plus a covered barbecue/outside kitchen with built-in cooking and washing facilities – all of which is surrounded by the beautiful green of the many, many trees!

The ‘casita’ used to be an apartment, but the current owner took it out to make extra store rooms for their business.  The building would make an excellent extra little house or two small studio apartments.  Behind the house is a fenced area that used to be used for keeping chickens.

An ususual property offering an alternative lifestyle, earning a very good income.
