Cortijo La Moletta is located just outside the picturesque, lake view village of Los Romanes.  There are neighbours nearby, but it is reasonably secluded and private and there is no noise.  There is no dirt track to reach this property.  Los Romanes is a small village, but with good facilities, overlooking magnificent Lake Viñuela and Mount Maroma, in the municipality of Viñuela,  and it is located around 20/25 minutes from the coast at Torre del Mar.

The plot
Just off the country lane is the car parking area, and the plot runs alongside the lane to a side area which could be made into additional gardens and/or a private additional parking area, with access up to the house.  The gardens, pool area, parking area and house are all on one flat area, and from here the land drops down into the steep valley below, overlooking fantastic views.  Part of the land is useable and can be easily accessed and developed into additional gardens.

The Cortijo
From the main parking area, we see the house in all its beauty, lovingly restored, without losing its original charm.  A gate leads through to the pool terrace, with a beautiful 8 x 4m pool, surrounded by ample sunbathing terrace areas, and from here we catch a glimpse of the beautiful views over a hidden little valley, with the whitewashed buildings of the village of Comares propped on a high precipice in the distance – a beautiful sight at night!

From the pool area, a terrace/walkway takes up past the entrance to Casa Almendra and Casa Montaña, the two current letting units, to the main house, with its spacious terraces, past the area still to be restored, and beyond to the lower gardens and potential additional parking area.

The letting units
Currently, both units share a single covered terrace, although this terrace area could be redesigned to offer one terrace for each unit.  (The current owners tend to let both units together).

Casa Almendra is on one level.  The door leads into the living room (3 x 3m) with a fully fitted kitchenette beyond (2 x 1.5m).  To the right of the front door, a beautifully decorated passage lead to bedroom 1 (4 x 3m, with beams and a cosy, rustic style), bedroom 2 (4 x 3m, also rustic in style and with a lockable sliding door connecting it with the main house) and the bathroom (2 x 2m plus entrance).

Casa Montaña, next door, is on two levels.  On the ground floor, the front door leads into the living room (4 x 3m), with a staircase to the far right, and a wide arch through the thick wall, to the rear, leading into the fully fitted kitchen (3.5 x 4m).  It might be possible to add a rear door from the kitchen leading to the front of the building.  The stairs lead up to a landng with a bathroom straight ahead (4 x 1.5m), bedroom 1 (3 x 3m plus wardrobe area) and bedroom 2 (4 x 2.5m).  Both these upstairs bedrooms overlook the views.

The main house
Walking past the two units, the terrace opens into a larger terrace, divided into two sections: the main house terrace, with built-in seating in one corner, and beyond, a very large covered dining terrace, perfect for entertaining guests.  Beyond this area is access to the area that could be made into gardens/extra parking and leading down onto the land.

The main house is on two levels.  The ground floor level has been recently renovated inside to become a spacious, very light and bright, modern, open plan living area (6.5 x 6m).  The quality double glass sliding doors, with large picture windows to either side for even more light, take us into the open plan room with living room to the front, and a modern kitchen with huge built-in dining worktop separating the two areas.  This could be the perfect cookery course room!  Above, the high sloping ceilings incorporate skylight windows for extra light above the kitchen area.

To the right, a door leads into a long utility room – essential for any business, however small!  Part of this area could be made into a downstairs cloakroom/WC or bathroom (around 7 x 2m in total).  The utility area has stairs leading up to the upper floor, and lockable sliding door linking Casa Almendra to the main house.

Upstairs we reach a rustic, very pretty landing area with window overlooking the front.  To the left is bedroom 1 (4 x 3.5m) plus wardrobe area and a door into an ensuite bathroom (4 x 2m).  Back in the landing, ahead is an arched entrance into the second, equally beautiful bedroom (4 x 3.5m) with a sliding door out to a private terrace (3 x 3m) overlooking the land, terraces below and the views.

Area to renovate
Adjoining the main house, on the ground floor, are two store rooms, of around 3 x 3m and 3.5 x 3m, currently with a wall dividing them in the middle, such that they are back-to-back.  Above, is a space of around 6.5 x 3m, accessed via an original outside staircase from the front of the house. This section used to be used for animals and storing hay, produce from the land, etc. and could be converted potentially into a third letting unit, or joined to the main house.

Next to this area is an additional terrace, with beautiful views to the West, which could potentially be private to this unit.

There is also a fenced area used currentyly as a dog run.
