A rustic style, detached cottage or small country house, in the pretty hamlet of Rio Bermuza, within 15 minutes of Velez-Malaga and 20 minutes from the coast.  Ideal for an avocado or mango plantation, or for growing vegetables, keeping chickens, and becoming relatively self sufficient.

Location
Rio Bermuza is a long thin string of ancient, original country houses, that winds its way along the banks of the River Bermuza, on its way down from the mountains above Canillas de Aceituno, towards the river valley of Velez-Malaga.  Given its riverside location, this delightful and totally unpoilt country area is lush and green, with many fruit trees growing along its banks, intermingled with pretty cortijos and ancient houses, most of which have been renovated.

The house
La Casa de Amparo, dating from 1950, is only small, but is a sweet little property, perfectly habitable, wonderfully old fashioned, but perfect in its own, quirky way! It has amazingly thick walls, almost one metre thick in places, traditional wooden windows with Andalusian shutters, wooden double doors, traditional, original floor tiles, and sloping ceilings with beams in some rooms.

A few steps lead from the road, up a communal path, to the house, with a large covered front terrace (13.5 x 2.5m) with grapevines and flowering plants creeping around the porch roof.  The views are ‘bucholic’, overlooking the rooftops of the other nearby houses and down towards the valley of Velez.  Sitting on the terrace is a dream.  From here, there is often a delicate, fresh breeze which is most welcome in the hot Summer months.

At the far end of the terrace is a small, open-ended store room, and steps that lead up the steep bank to a ridge at the top, with fruit trees planted all the way along it, including mango, mandarine, orange, pear, chirimoya and nispero fruit trees, all on an irrigation system.  The property is part of a local irrigation cooperative, with access to natural mountain water for irrigation purposes, as well as mains (town) water for the house itself.

There is also a small area to the rear of the house, and an area to one side, both suitable for planting a garden or for growing a few vegetables.

The total size of the plot is 862m2.

The front door from the covered terrace leads into a charming living/dining room (5.5 x 3m).  From this room, there are two bedrooms to the left (both 3 x 3m) and one to the right (3.5 x 3m).  There are a few steps up or down to these rooms, so the house, quite typically for these original, character properties, is not all on one flat level.  To the front right is the rustic style little kitchen (3.4 x 2m) and beyond is a hallway and store area (2 x 1.5m and 5 x 1.5m) and a bathroom (2.5 x 2.5m).  The hallway has a door back out to the covered terrace to the front.

A two minute walk along the country lane from the house leads to the separate plot of land which if purchased with the property makes a total sales price of 159,000 Euros.  This consists of 1050m2 of flat, irrigated land, with mature fruit trees (mainly avocados) and plenty of space for further planting.  It is a beautiful, peaceful space, with lovely views and a potential income from fruit production, or ideal for anyone wishing to keep a few animals such as chickens and grow vegetables and fruit trees.

This delightful property offers perhaps a change of lifestyle for anyone wishing to escape from the busy, modern world.  Internet is easy to install, hence opening up the possibilities of tele-working from a rural home in one of the most unspoilt little corners of Malaga province, all at an affordable price.
