Location
This lovely property is tucked away neatly below the Benamargosa to Cutar road, with wonderful views towards the village. It is within a few minutes’ drive of both villages and 25 minutes from the coast.  It has no dirt track.  There are no close neighbours.

The plot
The house is situated on a plot of around 10,000m2 and a good portion of the land, although sloping, is useable, although currently unused.

At present there is an area of garden that is fenced off from the rest of the land, but it would b e possible to remove the fencing, or create a gate with a path or steps leading to the rest of the plot.  An old track exists also from the entrance down onto the land which could be reinstated.

The house, terraces/gardens and pool area are located on a flat area with the drive and spacious parking area, for around 3 cars, above.  The rest of the plot is on a flattish ridge below, laid mainly to scrub and the remains of an ancient vineyard.  As much of the land is accessible, it would be ideal for horses or animals, or perhaps for planting orchards and a vegetable garden, and even for having a go at reinstating the original vineyards!

The views take in the breathtaking mountains and hills in the distance, with a myriad of vineyards and mango plantations dotted around, this being within the sub tropical climate that permits the growing of tropical fruit such as mangos and avocados.  And of course, there is a magnificent view of the village which at night is a glinting magical display of lights, with the lights of the higher village of Comares in the distance.

Garden and terraces
The house is surrounded by front and rear terraces and gardens.  The front garden is laid mainly to gravel with many flowering plants and a mature lemon tree.  It would be easy to return the plants and garden to its former glory.

A gravel path leads around the side of the house to the pool terrace, which is paved, with sunbathing areas and breathtaking views across to the village.  The terrace needs some repairs and perhaps leveling and resurfacing, and the pool, 5 x 3m, needs some renovation –  cleaning out and retiling.  Adjoining the house on this terrace is the second bathroom with basin, WC and showerm in need of a some superficial renovation.  Below the pool terrace is a clothes drying area, pool/store room and access to the land.

The front terrace and garden has a covered porch area that is used regularly as an outdoor living room and dining area.  From here is access to the inside of the house.

The house
The front door leads into a spacious living room (4.5 x 4m) with a woodburning stove for the cooler Winter months.  To the right is a door to a large kitchen/dining room (4 x 3.6m) will fitted units and lovely views from the windows.  The kitchen and living room are divided by a partition wall which could easily be removed to make the house open plan and give it a more modern, up to date feel.

Beyond, a short corridor leads to the bedrooms and bathroom.  To the left are two bedrooms (bedroom 1: 3.8 x 3m, bedroom 2: 3.8 x 3.2m including fitted wardrobe) and to the right is the large bathroom (3.6 x 2.5m) with a corner bath and separate walk-in shower, and bedroom 3 (4 x 3.6m) with a door to the side of the house.  The bathroom could easily be divided into two, creating one family bathroom and an ensuite bathroom to the bedroom with the door to the garden.

Some renovation is required to inside, plus outside terracing, and the pool.

The house has air conditioning, mains water and mains electrics.
