A unique and wonderful opporunity to start up what could be a top class, highly successful canine kennels and dog training business, in a location accessable to most of the Costa del Sol, with a large cortijo farmhouse with private garden.  Easy access, only 10 minutes from the motorway.

In a nutshell: if you are dreaming of setting up a doggy business in Southern Spain, look no further!  This could be a very successful business opportunity, servicing most of the Costa del Sol.

Located right off the Benamocarra road and within an easy 10 minute drive from the A7 motorway, this property has a very large, shared car parking area with very easy access, straight off the road.  It is 10/15 minutes from the coast and within 5 minutes of the large town of Velez-Malaga, and only 35 minutes from the airport.

The plot
The property consists of around 6500m2 of land, divided into a garden plot in which the cortijo is located, and a large, flat area, which would be dedicated to the business.  The plot areas are joined by a strip of land connecting the two.

The garden is totally flat, with the main area facing South, and overlooking the town of Velez-Malaga.  The rest is around two further sides of the property, with a large patio on the North side.

The balance of the land consists of 6000m2 of completely flat land, mainly laid to grass, with mature palm trees and other mature trees offering plenty of welcome shade.  Of this area, around 4000m2 is fenced in for the canine business. Within this area are 20 adult dog kennels with their own runs, 4 smaller kennels for small breed dogs or puppies, with their own runs, and two further large housing areas with runs, ideal for larger dogs, or for horses.  There are also four separate dog runs, fully fenced, plus a delightful puppy play area! The potential for people needing a wonderful place to house their dogs when they are away, is huge.

The doggy hairdressing building is an added bonus, with washing facilities in place.

Beyond, outside the fenced area, is an area absolutely ideal for dog/human training and teaching.  This could become a centre of learning for dogs and their owners alike!  There is a driveway up to the plot, meaning that customers would not need to pass through the house or garden.  The driveway is shared with one other neighbour, as access to land beyond.

The Cortijo
Although this is a large ‘cortijada’ and has two adjoining neighbours, the house is very private.  A side gate from the car park leads into the garden and one is immediately confronted by a lovely, original cobbled area in front of the pretty facade of the house.

Downstairs training room and studio apartment

The front door downstairs leads into a very large room (60m2) which could either be converted into indoor accommodation, or could be kept as an indoor training room.

At the far end, a door leads into a small apartment, which at present consists of a living room/bedroom (5 x 3m) with a corner fireplace, in true rustic style.  Beyond is a kitchen (shaped into two areas, 3 x 2.5m and 2.5 x 2m) with a door to a small shower room (2.25 x 1.5m).  There is a door from the kitchen out to the North patio, which means that anyone using this unit could enter the house from the North patio, where there is also an entrance from the drive, with a private parking area.  This patio area could be used as a separate private garden for those using the ground floor apartment and might be ideal for visitors from further afield attending a training course with their dogs.

Upstairs main house

Steps at the end of the facade lead up to an upper terrace overlooking the South garden.  From here the front door leads into a hallway with a lovely wooden clad rustic style gabled ceiling.  From here, ahead is a useful store room and to the left is an inner hallway area leading to the living room, a dressing room, kitchen and family bathroom.  Sizes shown on floorplan.

To the right of the central hallway is a door to an office, with a bedroom to the left overlooming the garden, and a door ahead into an inner hallway.  From here, to the left is a second bedroom.  Beyond is the master bedroom, with an ensuite bathroom and a dressing room (around 30m2 in total).

In all, a very interesting property, with plenty of potential.  The house, and the gardens and kennel areas need some minor attention, a little extra investment, but it would not take much to make this a very interesting property that could become a well known and very successful business enterprise.

The property currently has shared well water, but the mains water is very close to the property and there is a good possibility of connection to the mains.  Bringing water in regularly by lorry is also remarkably easy and cost effective and there are currently two large water storage tanks and plenty of space for further water storage.
