Location
The property is situated on the roadside, but the road is a country lane, and very quiet, with only the occasional passing car.  The village of Rio Bermuza straggles the river of a lush valley, as it meanders down from the Maroma mountain into the tropical valley of Velez-Malaga.  Here, everything grows, including tropical fruits, and the land is fertile and easy to work.  The birdsong is particularly special in this peaceful valley, and there are plenty of lovely walks from the property.

Rio Bermuza has a summer bar, and a well renowned specialist bakery producing delicious speciality breads every day and within walking distance of the property.

Canillas de Aceituna, a charming mountain village with plenty of shops, bars and facilities, is only 10 minutes away, La Viñuela is 10 minutes too, and Velez-Malaga is 15/20 minutes, with the coast at Torre del Mar 5 minutes beyond Velez.  Access is good, with no dirt track.

The House
The house is set out on three floors, the upper ground floor, accessed at street level, the top floor above, and the lower ground floor and garden level, below.

Upper ground floor:  Double doors from the street lead straight into a spacious living/dining room (8.5 x 4m) with double doors out to the rear of the room to a lovely, sunny, South-West facing terrace with wonderful views over the lush river valley.  To the left is a brick-built open fireplace and to the right, the stairs, plus kitchen (3 x 3m) with a bathroom beyond (3 x 1m).

Top floor: Stairs lead up to a corridor running along the street side of the house, with two bedrooms off the corridor (3 x 4m and 4 x 3m) both with sliding doors onto balconies overlooking the garden and views, and a bathroom between the two, (3 x 2m).  From the stairs is a trap door to a store area.

Lower ground floor: Stairs lead down from the living room (by the front doors) to the lower floor.  To the left at the bottom of the stairs is the third bedroom (4 x 3.7m) and to the right is a second living room (5 x 4m) with a door leading out to the garden terrace, garden and pool area.  Beyond the living room is an open plan kitchen with breakfast bar (2 x 2.7m excluding the passage), and beyond, a door to the fourth bedroom (4 x 3m).

The layout could easily be altered for anyone wishing to create ensuite bedrooms for rental, or, the whole of the downstairs could be used as a separate unit, with access from the garden.

The Garden and Plot
From the lower ground floor terrace, tiled in traditional Andalusian tiles, is a lovely view over the orchard below, and pool, in an L shape and very deep.  The tiled terrace takes one, to the right, to a barbeque area and enclosed garden kitchen, with a traditional bread oven.

Below the terrace is a useful store area and a few steps to the ground level, where the well tended orchard and pool are located.  The orchard has a good selection of fruit trees, including oranges and lemons.  At the far end are two store rooms or workshops, the upper one being around 4.5 x 2m with a door out to a concrete terrace, and the lower, designed as a pig or chicken shed, is 3 x 2.5m, with a lower garden area that is fully fenced, ideal for animals.

Next to the house, is a garage of 4 x 3m.
