Location

Situated around 5 minutes from the picturesque and historic hilltop village of Comares, this lovely villa is just a short drive off the Comares to Los Ventorros road, with a dirt track of around 1Km which is passable in any car all year round.  Its location is such that it has wonderful views over the many valleys and mountains of the surrounding area and enjoys excellent sunsets and perfectly dark night skies for star-gazing enthusiasts.  The house is private and not overlooked by other nearby properties.

The village of Comares has a number of shops, restaurants and bars, a doctor and sports facilities.  The nearby hamlet of Los Ventorros also has an excellent bar/restaurant with a good social scene and live music on some nights.  The coast is within 35 minutes and Malaga within one hour.

The house and grounds

A private driveway leads off the country track down to the entrance of the property and a large car park for several cars.  From here is direct access to the terraces to the sides and front of the property.

The expansive lower terrace offers all day sun. It is situated to the front of the property and encompasses the pool at the far end.

Steps lead up to the large covered terrace, fitted with outdoor seating, dining furniture and sofas, to enjoy all day and well into the Summer nights in this wonderful and very private place. By evening the upper terrace is in the perfect position to watch the sun set, while ambient/ up lighting create the perfect space to dine and relax in.

The house itself flows beautifully and is a serene blend of modern comfort and a constant reminder of the original country style houses.  High, vaulted ceilings and pristine lines combine with beams and traditional wooden windows with ‘tapaluces’ (wooden shutters) so typical of the area.

The double wooden front door leads into the open plan living, dining and kitchen area.  The living room area, directly off the covered terrace, is 4 x 4m and includes a large ceiling fan and an elevated woodburner to enjoy in the colder months of the year.  Beyond is the dining area and modern kitchen, (6 x 3m) which includes a full sized integrated fridge freezer, ceramic hob and dishawasher. It incorporates  a breakfast bar and stools, making it an ultra social place to gather with friends and family.  There is a back door from here, leading to the passageway to the rear of the house.

To the left of the living room area is Bedroom 1, 4 x 3.5m, with a window and double doors onto  the covered terrace and those enticing views, plus double built-in wardrobes in traditional style woodwork and ceiling fan.  A door from within the bedroom leads to the  en suite bathroom, which is a generous 3.5 x 1.8m with bath and a walk-in shower.

Off the dining area is a short corridor leading to bedrooms 2, 3 and 4 plus the family bathroom.  Bedroom 2 is 5 x 3m with built in wardrobe and ceiling fan.  Bedroom 3 currently has twin single beds and a window to the rear, size 3 x 3m. Bedroom 4 is also 3 x 3m, currently furnished with 2 sofa beds. It  has a window to the side and a ceiling fan.

At the far end, a door leads into a very useful store room of 3.5 x 3m.

The entire house benefits from a triple tube underfloor heating system powered by its own individual combi boiler. The store room houses this system along with a further two combi boilers to power the hot water and a washing machine.

It is important also to point out that underneath the house is a large, unused, empty area, meaning that the house never gets damp, and this area could potentially be used for storage or converted into a workshop.  It is accessed from steps at the very end of the terrace leading down onto the land.

The land is mostly very steeply sloping down the hill, but there is a good area around the underbuild that could potentially be developed as a lower garden, vegetable garden or small fruit tree orchard. The land includes a number of olive and almond trees.
