Location

Tucked away on the steep hillsides of the valley created by the meandering river far below in the valley.  This wonderful spot is bursting with nature, the only sound being that of the many birds, and the river below is frequented regularly by wild boar, partridges (perdices) and other indigenous species from Southern Spain.  The location is around 15 minutes from the stunning, famous village of Frigiliana, and original country cortijos in this area are much sought-after.  As is typical along the river valley hillsides of this area, there are other cortijos dotted around, and all have been restored and are now all very beautiful.  Cortijo Los Perdices is no exception!

Most of the road leading to the property is tarmac or concrete, with a stretch of around 600m of dirt track.

The House

Situated on the side of the country lane, with almost no passing traffic at all (only very occasionally does a vehicle pass by as the road past the house leads only to country farms and fincas), there is a useful car parking area for 2/3 cars.  From here a pretty garden gate leads us into the walled property, with wide steps leading down past a mass of flowering shrubs and climbers, to the main terrace.

The main terrace has stunning views over the valley and countryside, and to the left is the pool are (pool 3.5 x 3m, and deep) and outside pergola covered dining and built-in barbeque area.  To the right, a further terrace with pergola cover leads to the front door and into a stunning open plan kitchen and dining room.  This delightful room is such a pleasant surprise, with its rustic floors, high sloping ceilings and beams, and yet each room is a fresh, new surprise and experience! It also has the advantage of hot/cold air conditioning.

The country style kitchen area has a door out to the rear patio, where there is a wood store and small workshop, (3 x 2m) plus steps leading down to the land below.

From the open plan kitchen/dining area, double wooden doors lead into the delightful living room, which has several windows and glass panelled patio door overlooking the stunning views.  Apart from the panoramic views, the main feature of this lovely room is the rustic, brick-built fireplace.  This room also has wonderful original flooring and beamed ceiling.  The patio door leads onto one of many lovely lookout terraces in this delightful property.

From the dining area, sturdy wooden steps lead to the lower floor.  From here, a glass panelled door immediately to the right of the corridor leads out onto a lower terrace.  This area was quite clearly once a part of the inside of the house, still with its original sloping beams.

The corridor leads to the two bedrooms, both equally beautiful, and both with wonderful views from the wooden, shuttered windows, over the countryside.  One of the bedrooms has a small ensuite shower room and hot/cold air conditioning. The family bathroom is also located on this level, at the end of the corridor and this room too is very lovely, in true ‘cottage’ style and a lovely glimpse over the countryside from the large window.

Below the main terrace, accessed via steps down, is a large lower room of around 4.5 x 3.5m with a window over the views.  This room could quite easily be converted into a third, ensuite guest bedroom.

The Land

Below the house, the land slopes steeply down to the very bottom of the valley. However, this land is terraced, if not a little overgrown at present and is accessible.  It would be ideal for planting fruit trees and even perhaps to grow a few vegetables.

Altogether a simply delightful country home in a quiet, secluded and very natural location, within 15  minutes of the village and half an hour of the coast at Nerja.
