87m2 patio and terraces

284 square metres of house on two floors – could be 2-4 independent units – 3 terraces – historic centre – once with a public bar, could be again.

A fascinating old house in very good condition, requiring redevelopment perhaps to make a family home plus letting units, with a beautiful central patio and three terraces – potentially space for an indoor pool and therapy rooms, etc.Situated in one of the quieter squares of the historic centre of Velez-Malaga, within easy walk of the shops, bars and all facilities, with parking nearby this interesting house is a wonderful opportunity for anyone wishing to develop a historic building, without having to start with a ruin.

This property has potential to be a boutique hotel/tourist apartment complex, and a home for the hosts, and could even have a bar.

The house is on two floors, and is open to the plaza to the front, facing one of the town’s museums, and to a side street, meaning there are two entrances and plenty of natural daylight throughout the building.

From the square, the double doors open into a vast room, still with the original bar area to the right (6x 3mm, plus 7.5 x 3m, and 3 x 3m).  Straight ahead are double door leading out to the central patio (3.5 x 3.5m).  To the left of the main room at the far end are double doors out to the side street, and windows along the front facade.

To the far right of the main entrance room is a door leading to two further rooms, the first currently an old fashioned kitchen (3.5 x 2.5m) with windows over the patio, and the second, beyond the kitchen, is a dining room (3.5 x 3m) separated from the kitchen by a light partition wall and a sliding door, and with a door leading to a short passage to the patio.  The wall between this room and the passage could be removed.

Back in the entrance hall, to the left beyond the bar area is a staircase leading upstairs (staircase A).

From the side street, are double door leading to a second hallway, (3.5 x 3m) which could be joined to the main entrance room by knocking through the wall.  From here is a a second set of stairs (staircase B), and a passage to the patio, passing through a utility area (2.5 x 2m) and what is currently the only bathroom (2 x 1.5m with shower unit, basin and WC).

Staircase A leads into another huge room (7 x 3.5m) with a window overlooking the patio.  This room in itself could be converted into a living unit or suite.  Ahead, at the top of the stairs, is a door into two rooms (above the kitchen and dining room), one leading through to the other (3.5 x 3m and 4.5 x 4m), separated by a partition wall and with windows over the patio.  There two rooms could also be an independent unit or suite.

At the end of the large upstairs room is a landing area, where Staircase B leads down, to the right.  Ahead is an open plan reception area with original wooden double doors over a balcony.  Beyond the stairs, on the right, is another room once used as an additional kitchen, down a few steps, (4.2 x 2.75m) with a window to the patio.

To the left, a doorway leads into a suite of three beautiful rooms, each with double wooden doors to a balcony (4 x 3.25, 3 x 3.25 and 3 x 3.25m).  The walls between these three rooms are merely partition walls, and once again this area could be an independent living unit or suite.

From the central patio, which has doors to the bathroom, front main hall, and the dining room, steps lead up to three roof terraces, each on a slightly higher level.  The first, at the top of the steps, is 4 x 2.25m, with a first 4 steps leading to the second terrace (11 x 3.5m plus a covered area of 3 x 2.5m), and beyond, on the same level is the third terrace (3.5 x 3m).  Beyuond this is further roofing belonging to the house which could potentially be further terracing (planning consent permitting).

There are steps (broken iron steps at present) to a top area on which there is a room of 3 x 2.5m, immediately above the covered area, from where there are spectacular views over the town.

The views from the terrace overlook the town and the myriad of pink rooftops, patios and terraces across the town, with the odd spire of a church peaking through.

This amazing old house is in a wonderful location, with parking nearby, and facing one of the main museums on town.  The Easter processions pass right infront of the buiding each year and there are two small bars on the square.

If you are looking for a renovation project, for a magnificent home, a tourist business, treatment or yoga centre, or to open a bar or a shop – the possibilities are many – this is a wonderful opportunity to acquire a piece of local history and bring it to life once again!
