5+ bedrooms – 2 bathrooms – extra rooms – huge garage and games room – 2 spacious terraces with mountain and village views – small garden area

A very interesting, large village house with two very large terraces overlooking lovely countryside – an ideal large family house, and potential for adaptation to a B&B, with none of the planning restrictions of the countryside – pool possible

For anyone looking for a spacious home in a vibrant country town, this is one of the best on the market, given its strategic location, size and possibilities.

The garage and games room
With a total of over 300 square metres of house, plus a large garage, there are plenty of options.  The very large garage, located next to the main house, is 88m2 and next to it, the huge games room, currently furnished with table tennis and pool tables, is 60m2.  A door from the garage leads out to a small area of garden and could be an ideal place for a pool and potentially, it could also be enclosed with a glass roof in Winter.

The main house
The main house consists of a front terrace leading to the front door, and into a long hallway of around 8 x 1.2m, with a door at the far end leading to the rear ground floor courtyard.

To the left upon entering is the dining room (3.6 x 3.5m) with window to the street at the front, leading to the rear into the fully fitted kitchen (3.6 x 3.5m) with window to the rear courtyard.  A door to the right in the kitchen leads back out into the hallway.

From the hallway, to the right is the living room, (8 x 3.1m) with a staircase leading up to the first floor.  Beyond the living room, to the rear, is access to the ‘Winter’ room (4.5 x 3m) with a door to the rear courtyard and a large open fireplace, ideal for chillier Winter evenings.

The pretty, fully tiled courtyard would look stunning if a large palm or fountain were installed in the centre.  This open space is 4 x 3.6m, excluding an outside staircase that leads to the terrace, and from here there is access to the ground floor bathroom, of around 1.75 x 1.7m, with WC, basin and shower unit.

The stairs from the living room lead to the first floor and a corridor from which the various rooms can be accessed.
To the left, all with windows to the front/street:
– Bedroom 1: 3.7 x 3.6m
– Bedroom 2: 3.8 x 4.6m with two Juliette balconies
– Bedroom 3: 4.7 x 4m with Juliette balcony and window
To the right:
– Bedroom 4: 3.2 x 3m with window to the terrace
– Bathroom: 3.2 x 2.1m with window to the terrace
At the far end:
– Corridor leading directly onto the terrace via a door
– Bedroom 5: 3.5 x 3.05m with window to the side street

At the near end of the corridor, first on the right is a short corridor with wardrobes and linen storage space on both sides (total area 2 x 3.5m) and this leads through to two further rooms, one leading into the other, and currently used as a sewing room and an office, (3.7 x 2.5m and 3.5 x 2.4m) and from here a door leads out onto the terrace.  These rooms have the potential to also be an additional bedroom and bathroom.

The terraces (around 150m2)
The main terrace is an unusually large size for a village house, with wonderful views over the countryside, mountains and the village.  It has good sunlight all day and there is a large covered area with barbeque for outdoor dining.  This delightful space could easily hold a ‘swim-spa’ type pool or jacuzzi (please ask for more details of these wonderful pool solutions).  The terrace area on this level is in an L shape (12.44 x 7.7m plus 4.5 x 5.5m).  Stairs from this level lead up to the upper terrace, which is around 4.5 x 4.5m with excellent views.

As a family house, there is little to be done to this property other than moving in and enjoying it!  For a B&B, the major reform work within the main house would be to create additional bathrooms, which could be possible, depending on how many guest rooms were required.
