Located along a concrete country lane, close to a pretty hamlet in the upper Alcaucin area, and only 15 minutes from Periana, this is a house that has a unique and beautiful style and atmosphere to it.  The owners have put time, money, effort and love into every tiny detail of this exquisite property to make it as perfect, beautiful and comfortable as possible, without in any way devaluing or destroying the stunning natural environment in which it is located.

The Grounds
From the country lane, just a short walk from the nearest hamlet, a private drive, through huge and fascinating rocks and 200-500 year old olive trees leads to a grassy, flat car parking area and the natural surroundings of the grounds.  There are plenty of pretty areas with many trees and indigenous oak and carob trees offering natural shade.  A path leads down to the house, next to threshing circle or ‘era’, an amazing, original stone patterned circle in excellent condition once used to thresh wheat or olives.  Today the ‘era’ makes a stunning open, cobbled patio area and many of the stones are fascinating fossils of ancient sea animals.  Beyond is the tiled, covered front terrace and the pool area.  The pool is 8 x 4m plus steps down into the water and beyond, the barbecue area with outside kitchen area, and the ‘casita’ or guest house.

Other features around the property include an original bread oven, two tool sheds and a boiler house for the gas central heating system.  The area is a geologist’s paradise, as there are a variety of interesting rock formations, and stones of many types, scattered around the land.

The current owner has installed a large, very safe chicken run with chicken house, should anyone wish to keep a few hens, and there are also raised vegetable beds, behind the ‘casita’.

The main house
A door from the ‘era’ side of the house leads into a hallway on two levels, (1.5 x 2.2m and 2 steps down to a 2 x 2m area).  To the right is a doorway to bedroom 2 and straight ahead leads into the dining room and kitchen beyond.  This area is 8x 3.2m with a fireplace in the dining room fitted with a standalone cast iron woodburner, and at the other end it is open plan with a brand new, top quality kitchen, plus double doors to one side leading outside.  The room has a high sloping ceiling with beams throughout.  From the kitchen door out, there is a useful concrete ramp to an area where one can park the car next to the house.

To the left of the dining room is a door that leads down two shallow steps to the living room, also with standalone cast iron woodburner, high, sloping ceilings and beams, deep alcove in the thick wall, plus double wooden and glass doors leading out to the covered terrace and a window overlooking the pool area.

Beyond this room is Bedroom 1, with fitted wardrobes with easy-slide doors, and high beamed ceiling (size 3.25 x 3.25m).  Beyond is an exquisite ensuite bathroom, (3 x 1.8m) tiled in white tiles, with a large, new, walk-in quality thermostatically controlled shower with glass partition and electric towel rail.

Back in the hallway we turn right and take three steps up, into a wide passageway fitted all the way along with quality wood wardrobes.  To the right is the second bathroom (3 x 1.8m) with bath and overhead shower and a window over the pool area.  And straight ahead is Bedroom 2.  This unique and stunning room has an amazing rock feature on the end wall, huge wardrobe space with sliding wooden doors and curtained storage area above.  Double doors lead out to a tiled patio area that is very private to this room, with plenty of natural shade from a large tree.  This delightful bedroom is 5 x 4m and has a high, sloping beamed ceiling.

Behind the house, up some rock steps and through a pretty water feature, we reach the roof terrace with wonderful 360º views over the sierras, valley and Lake Viñuela (terrace around 5 x 5m).

The main house has gas central heating via hot water radiators and a 1000L gas container (lasts approx 1 year) and top quality tiling throughout, including hand painted tiles on the step risers and particularly beautiful floor tiles.

The Casita
Across the pool terrace is the ‘casita’, consisting of one large room (5 x 4.25m) with kitchenette area fitted with a sink.  Above is a small mezzanine area accessed via a wooden ladder.  This unusual area can take two single beds. Casita can accommodate a family of up to 6 people.  It would also make a perfect music room, office, teaching room or workshop.

A door in the far right hand corner leads into the shower room (1.5 x 1.25m plus shower area) and next to it is a door to a store area.  This room also has high ceilings with beams.
