A spacious, bright and modern villa with spectacular mountain and sea views, just a short drive from the coast and formerly used as a small and successful B&B.

This attractive villa sits above the picturesque village of Iznate, and under 10 minutes from the coast, with excellent access up a partly concrete country lane.

A driveway from the lane leads to a parking area with a beautiful ‘breakfast’ terrace beyond on the West side of the house, offering those enviable views over the village, the valley and the distant mountain ranges.  To the East side of the property there is also a good view of the sea from the various terraces that this property offers.

A walk around the side leads to the beautiful and quite spectacular covered terrace to the North side of the house, with views of the sea to the far end of the terrace.  This covered terrace is used as an outside living area almost all year round and sometimes also as a breakfast patio.  From the sides is access to the rest of the plot, which slopes down the hill towards the village.  This land although steep in parts, has good areas that are usable, but would require some planning and landscaping.

From the terrace, a door leads into the central hallway which is 7 metres long, with staircase leading down.  To the right, the living room which is a generous 5 x 4m with feature woodburner fireplace and patio doors to the front terrace, currently and temporarily being used as an art studio (but photos below show it as it was before becoming an art studio).

To the left of the hall is the huge kitchen/dining room in an open plan layout.  This excellent area consists of living area (4 x 4.25m) with a corner woodburner, kitchen/dining area (4 x 3m) with fully fitted units and equipment, and a utility area (4 x 2.25m) with a door to the rear, the entrance and car park area.  At the end of the hallway is a separate WC (2 x 1.5m).

The stairs lead down, to the lower ground floor, and into a wide hallway used by the current owners as a relaxing area for their guests, with access to the internet, and reading area (17m2).  From here is access to the family bathroom (4 x 1.5m) with a full length bath and overhead shower.  Bedroom one is 4 x 4m including the built-in wardrobe and has an ensuite shower room which is 1.5 x 1.5m plus the walk-in shower area of 1.5 x 1m. This is the room most frequently used as a B&B guest room and it has its own patio doors such that the guests have no need to walk through the house.

Bedroom two is 3 x 3.5m plus the built-in wardrobe and uses the family bathroom.  The master bedroom is 4 x 3.75m with two sets of double patio doors, one leading out to a long corridor balcony stretching the entire length of the lower ground floor, and the other leading out to the pool terrace.  This lovely bedroom also has a dressing room of 2 x 4m, and an ensuite shower room of 2.25 x 2.25m with a large walk-in shower area.

The entire house is 200m2.

To one side of the house is the pool and pool terrace, always accompanied by the spectacular views beyond, and below, steps lead down to a little look-out terrace and access to the land below.

This is a comfortable and stylish house, which can be used as a family or retirement home, to let out entirely to holiday makers, or to continue to run, under its current excellent reputation (9/10 rated by as a small B&B.  It is close to a pretty rural village, and yet not even 10 minutes from the coast and beach, and under half an hour from Malaga city and airport.

Access is easy, up a steep, but not very short track that is mainly concreted.
